oh sorry dude I forgot to add that I'm trying to make the steam dedicated server run on my computer to test my compiled map and allow person to test it before doing any release.. this is why I wrote this question in the mapping area because I thought mappers used this method to beta test maps without releasing them....
but anyway if ANYONE knows the issue to this problem I'm interested with the answer!!

AFAIK, you don't have to run dedicated server to run your map and get someone else to connect to test it with you. All you have to do is know you IP address, open up port 27015 on your firewall/router (if you have one), create a new game like usual, and let the connect.

And set sv_lan to 0, and then start wondering why it doesn't work. :p

sorry dude I didn't get your point??? are you kiding or do I need to change sv_lan to 0 or 1 or else????
is it that simple????
so I just create a new game...
give my IP adress to those I want to be able to connect...
and that's it?
how about the download of the map??
my teamates cannot connect also because it says that "map differs from the server" will it be the same using your method or will it automaticly dl the map to their computer??
isn't there something to add like sv_allowdownload or else?
thks anyway

Your team-mates will need to delete the version of the map they have and download the version of the map that you are using - either manually (via a a zip file) or automatically if you've added the sv_downloadurl "http://www.yourserverpathhere" line to your server.cfg file*.
*Assuming you have uploaded the map to your webspace.

Yes, sv_lan has to be set to 0
